Two long term lets available from 200E/mth plus bills or why not invest in a high yield renal property and start earning a 8% return on your money
------------------------------------------------------------------------------------------------------------------------------------------------------------------------

Hi!

If you are still looking for long term rental accommodation in Bulgaria, then maybe you would be interested in one of the following properties. Both are newly renovated and have not been lived in since being renovated. Nicely decorated with tiled and wooden floors, wood burners fitted and there is plenty of wood to keep you going for at least one winter (and we can probably work on getting more over the summer!). Each has a large garden with grape vines and fruit trees and plenty of room to keep chickens if you want to have a little smallholding. The village is large and has 3 or 4 shops selling all the basics, a local restaurant and a couple of bars as well as kindergarten, school, post office and regular bus service into Stara Zagora or Kazanlak. Please note both are unfurnished.

The first house is a large 4 bedroom house. Downstairs there is basically a self contained flat with kitchen (no appliances) and room for dining table, there is an en-suite bedroom and a large lounge. External stairs lead to 3 further bedrooms (2 large and one smaller) and a decent sized shower room. Would be ideal for running a B&B as has a little BBQ house in the garden where meals could be taken.

The second property is massive and split into 2 really large one bed apartments so you could live in one and rent out the other. The downstairs apartment has a conservatory/sun room, large bedroom and shower room, large living area with kitchen off it. The upstairs apartment has a separate entrance and leads to a lovely balcony with great views, and the apartment has a large bedroom, shower room and living room and kitchen with small terrace. There is also a large basement and large loft, ideal for storage. There is a massive two storey barn and a wood store.

For anyone with a keen interest to run a small B&B/guest house I would be very keen to work with you on setting this up and marketing it. I already have the rental website and am heavily involved with marketing websites and accommodation online for other ventures. I am sure we could make a success of it if someone was to commit to a long term let of one of the places (or both of course if you wanted a larger enterprise)!

Both properties are 200E/mth each with a deposit of 400E and monthly rent paid up front, a month in advance. I require a reference and copy of passports.

Or why not purchase a rental property? I have two properties that have rented out very well over the last couple of years. These are now both being sold off cheap and could easily be rented out to give an income source. One is a fully renovated and furnished property split into 2 one bed apartments with 800sqm easy maintenance garden. It can easily be rented off for around 150E/mth for one apartment or 200 to 250E/mth for both apartments. Good village close to the city. Selling off the villa for offers around £20,000 (24,000 E). Rental yield is around 7 to 9%. I can easily find you tenants for this property.

The other is a partly renovated villa and unfurnished. It is ideal for offering as a base to anyone needing a place for 2 or 3 months while work is done on their house. I have rented it out for 100E/mth for last couple of years. If you put some basic furniture in it (beds, dining furniture, cheap cooker and fridge) you could rent out for maybe 120 to 150E/mth. I am selling it for offers of around 15,000 Euros (£12,999). Another idea is that this would make an ideal cheap, small hostel type property to run as a side line for anyone renting one of the other two properties as could put maybe 8 beds in it and already has wet room and kitchen area, charge 5 to 10 levs a night for a bed.

If you want to purchase either of the properties and run them remotely this is also possible. You buy, I find you tenants, have properties regularly checked for you, you collect the money in the UK!

If any of these ideas are of interest, please get in touch. It would be good to get something up and running B&B wise for this coming spring/summer.
