I became involved in the Bulgarian property market back in 2004 when I looked to purchase a new build apartment in Bansko. Luckily for me, due to many problems with the developer and agent, I pulled out of the deal and after much wrangling and fighting, got my money back. I went on to purchase a portfolio of rural houses (now totally 11 houses and 1 plot of land) and have renovated 4 of these and had a new house built from scratch. I am now selling a handful of these properties as has become too much to manage them all on my own, keep on top of the gardens, check the properties regularly and currently not looking to do any further renovations.

I now live near Stara Zagora and have a small selection of property for sale. Mainly a few of my own houses and a couple for friends. I no longer work with any agencies.

5 Room House with Land

Price: Around 3,500 Euros

A 2 storey house with 2 rooms on the ground floor, and external stone steps to a terrace and into a large central hall with two rooms off it and a smaller room ideal for a bathroom. There is also separate building that could be used as a garage or a large storage or converted into a guest annex. In front of the property is a good size garden, behind the house there are several outbuildings and to the side is a small field. Needs a lot of work but price reflects this.

Small Bungalow with Field

Price: Around 7,000 Euros      

This little house has a central hall, 2 larger rooms and a small kitchen room with internal sink. There is a small basement and several small buildings to the rear. In front of the house there is a small garden with vines and fruit trees. There is then a large field next to the property of around 2000sqm, suitable for building on, grazing, selling off as a separate plot. The house is in decent condition but will require a septic tank, new plumbing and wiring and internal decoration.

Red Brick House with 1900sqm

Price: 8,950 Euros

This house is generally in good condition, but will need connecting to the mains sewerage (to side of house), an internal bathroom fitting and re-wiring. Downstairs will also require some redecoration (plastering, new floors etc) and the glass conservatory type area really needs replacing. The house is a 2 minute walk from the village train station, which serves all the main stations in Bulgaria.

There is a small garden in front and to the side of the property and a large field behind. The property is on the edge of the village at the top of a small hill.

Character House with 1500sqm and Additional Building

Price: 8,950 Euros

My first purchase and has great character. Has internal plumbing and a basic bathroom downstairs. There are two bedrooms upstairs and a kitchen and lounge downstairs, small barn to side and barn/garage behind. Needs a lot of work but nice village and area and close to mountains and main Sofia to Burgas road.

The plot is 1500sqm with an additional building at the bottom which used to be a mini market.

3 Bedroom Partly Renovated House with Additional Building Plot

I originally bought this house to extend and renovate and to be my main home but then decided I preferred to build a brand new house from scratch.

The property consists of a 2 storey villa. Downstairs there is a large bedroom, small wet room with new electric boiler, toilet, shower and sink, and a large kitchen/living area with open fire place. The kitchen has been recently retiled and plastered.

The second storey is accessed by a fairly narrow and steep metal stair case and leads to two further bedrooms, one with access to a small balcony.

There is an additional tavern in the basement with storage area. This is all wood panelled and makes a great bar or entertaining area.

There is a septic tank and the property is perfectly liveable in, having been used by various friends for a few months at a time while they renovated their own houses in the area.

There is a flat, square plot of 800sqm with a few vines and fruit trees surrounding the property and an additional 700sqm opposite, which would be ideal for a separate building plot.

I gained full planning permission with all architect's plans and proposals (approved by local municipality) for a large two storey extension to incorporate a sun room, a new kitchen at the rear, stairs to the tavern, internal stairs to the second floor and then a main bathroom and large terrace, giving magnificent views over the mountains. These plans will all be handed over to the new owner and cost in the region of 2000 Euros for all fees, drawings, permissions and taxes.

It is situated in the village of Nikalievo, a 5 minute drive from Gurkovo (and Hemblass pass over to Veliko Turnovo) and about 40 minutes from Stara Zagora and Sliven and around 25 minutes from Kazanlak. It is a large village with all amenities. The centre has a couple of small super markets as well as other shops such as small DIY shops and clothes shops. There is a health centre with 2 local doctors plus a weekly specialist from Stara Zagora, a dental clinic and a chemist. There is a post office, bank, small gym, coffee bars, small summer restaurants (2 very good ones we regularly visit) and a bus station, train station, petrol station, church and theatre.

The village is just off the main road to Sliven and the Black sea coast and Kazanlak and through to Stara zagora. It is close to the Sredna Gora mountains where there are many walks, a small hostel, a wide variety of flora and fauna and the Balkans are just over the road on the other side so perfectly placed for those enjoying nature and walking. There is a river running by the village and lakes nearby with good fishing (Carp, Bream, Roach, Rudd, Perch, Pike, Chub, Barbel, Crucian Carp.....).

The house was previously the country residence of a highly honoured and famous Bulgarian historian and chancellor of the Sofia University. His monument stands in the centre of the village.

The house itself is a 5 minute walk from the centre but down a quiet (tarmac) street. You enter the house through a gate into the completely landscaped and lawned garden. There are then 2 entrances to the house. One is through the main wooden door into the hall and the other is into the large conservatory room.

Entering through the main door into the hallway, there are stairs on the left leading up to a landing area (currently used as a small office space) and two large double bedrooms. Downstairs there is a large storage type room (no windows), a lovely small living area/dining room and then a bathroom and kitchen and conservatory.

There are a couple of steps leading down into the living room and then back up again to the corridor leading to the bathroom and kitchen. The bathroom has an electric boiler for hot water, shower with half bath, toilet, sink and currently houses the washing machine.

The kitchen has a large traditional fire place which heats the water for the central heating and there are radiators throughout the house. There is plenty of work surface and fitted units.

The conservatory area is from PVC and gives a large additional living space with views over the garden. There is also an additional sink and kitchen units in the far end and two door ways to outside.

The kitchen roof has recently been insulated and re-roofed and inside has been newly painted. It is well decorated through out.

There is cable TV, internet and phone.

The plot is around 850sqm and very private. There are lawned areas and raised flower beds as well as areas for vegetables, main fruit trees (peach, pear, plums, nectarines, figs and cherries) and a large area shaded by vines. There is a large fish pond, separate barn and dog kennel plus irrigation system for the garden and pump and outside toilet.

There is also a large garage with additional room attached with fireplace, which could be converted to guest accommodation if required.

This is the prefect house for anyone who wants to move straight into somewhere requiring no work and who likes gardening (although local gardener could be arranged). Current owners are moving to a new house and looking to complete the sale sometime in spring 2009.
